Solar Panel Cleaning in Pleasanton: Why Hosing Them Off Makes the Film Worse

Pleasanton water is harder than most of the East Bay. Spray it on a hot panel and it dries into a white mineral haze. Here is what actually gets the glass clean.

Dust, pollen and a dry summer

Pleasanton gets a long dry season, and a dry season on a south-facing roof means dust that bakes onto the glass from June to October. Add pollen from the oaks in spring and the fine particles that drift in from I-580 and I-680, and a panel that was spotless in April is noticeably hazy by August.

Most owners try the garden hose first. In Pleasanton that usually makes things worse, because the water here carries a lot of dissolved minerals. The hose moves the loose dust, then dries into a calcium film that is harder to remove than the dust was.

What hard water does to glass

Water hardness is measured in total dissolved solids, TDS for short. Pleasanton’s supply, a mix of Zone 7 well water and State Water Project water, sits well above the Lamorinda and San Ramon Valley towns that get EBMUD water. When a drop dries on glass, everything dissolved in it stays behind as a spot.

On a window you can wipe that off. On a panel on a roof, nobody wipes it, so each hosing leaves a thin layer, and the layers add up to a haze that scatters light before it reaches the cells. The panel still works, just a little less than it should, and the drop is gradual enough that most owners never connect it to the hose.

Our rinse water goes through a filtration system that strips the solids out to about 0 TDS. Water with nothing in it dries clean, which is the whole point. It also means no towels and no one walking across the panels.

What a proper panel cleaning looks like

No pressure washer, no detergent that leaves residue, and no boots on the glass.

Inspection from the roof or the ground

We check for cracked glass, loose wiring and bird nesting under the array before any water goes on. Anything we find goes in the report, with photos.

Pre-rinse and a panel-safe solution

A pure water pre-rinse lifts the loose dust. Where there are bird droppings or baked-on film, a mild panel-safe solution and a soft brush do the work; no abrasives, no pressure.

Final rinse with 0 TDS water

The last pass is pure water from a water-fed pole. It carries the solution and the loosened soil off the glass and dries without spots, so nothing has to be wiped.

Pleasanton factors we plan around

On the roof

  • Tile roofs in Ruby Hill and Vintage Hills, which we work from poles rather than walking
  • Steep pitches where ladders and fall protection are set up first
  • Bird droppings under eaves and near palm trees
  • Ash after a smoky fire season

Scheduling

  • Early morning, before the glass heats up
  • Once or twice a year: after pollen season and before the dry season ends
  • Combined with exterior windows or gutters on the same visit
  • HOA notice where the community requires it

How much does cleaning improve output?

We do not promise a percentage, because it depends on how dirty the panels were and we have no way to measure your system’s output before and after. What we can say is that a visibly hazy panel is losing light, and that a clean one is not. If your inverter app shows a slow decline over summer with no shading change, dust is the usual reason.

Can I do it myself?

From the ground with a soft brush on a pole and deionized water, yes, on a single-story home with a gentle roof. The reasons people call us are the two-story roofs, the tile, the hard water and the ladder. A fall from a roof costs more than years of cleanings.

Check your warranty first. Most panel makers allow cleaning with soft brushes and purified water and prohibit pressure washers and harsh chemicals. Our method stays inside those terms; a pressure washer rental does not.

We clean solar panels in Pleasanton, Livermore and Dublin. See the solar panel cleaning service and exterior window cleaning, which we often do on the same visit.

Solar panel cleaning in Pleasanton: common questions

How often should panels be cleaned in Pleasanton?

Once a year at minimum, after pollen season. Homes near open fields, under trees or with heavy bird activity usually benefit from twice a year.

Do you walk on the panels?

No. We work from the roof edge or from the ground with water-fed poles that reach about 40 feet. Walking on glass risks micro-cracks you cannot see.

Is the water really 0 TDS?

Our filtration brings it to about 0 TDS, measured with a meter on site. That is why the glass dries without spots.

Will rain clean the panels?

Rain rinses loose dust but leaves the oily film and the bird droppings, and in Pleasanton a light rain can add its own spots as it dries. It helps a little; it does not replace a cleaning.

Can you clean windows at the same time?

Yes, and most customers do. The same pure water system cleans exterior windows, so combining the two saves a trip.
