Exterior Window Cleaning for Lafayette Hillside Homes: Oak Pollen, Hard Water and View Glass

Big view windows on a slope, oaks overhead and a long dry season: Lafayette glass gets dirty in a particular way. Here is how we clean it, mostly from the ground.

Why Lafayette glass looks the way it does

Lafayette homes were built for the view. Happy Valley, Burton Valley and the hills above the reservoir are full of floor-to-ceiling glass facing west and south, which is exactly the glass that takes the afternoon sun and shows every speck. Most of it sits above a slope, where a ladder has nowhere level to stand.

The dirt itself is specific too. Oaks drop pollen in spring and a fine sticky dust all summer, sprinklers throw hard droplets onto the lower panes, and winter rain streaks the whole thing. Cleaning it well means dealing with the frames and tracks first, then the glass, then rinsing with water that leaves nothing behind.

An exterior window before and after: frames and tracks first, then the glass, then a pure water rinse that dries spot-free.

The order matters: frames and tracks, then glass

A window cleaned glass-first looks good for about a day. Then the first breeze pulls dust out of the dirty track and the first dew runs dirt down from the frame. So we start at the top: frames, sills and tracks get brushed and rinsed before the glass is touched.

For the glass we use a window shampoo, a walnut-shell pad for the stubborn film, and a boar’s hair brush with purified water. The walnut pad is gentle on glass and hard on baked-on pollen; it is the step that makes the difference on windows that have not been cleaned in a few years.

The last pass is a rinse with pure water, filtered to about 0 TDS. Water with nothing dissolved in it dries without spots, which means no squeegee marks and no towels on a 20-foot pane. EBMUD water in Lamorinda is already on the softer side, but soft is not the same as pure, and the difference shows on view glass.

Three Lafayette situations we see every week

Each one changes how we set up the job, and each one is easier to handle with poles than with ladders.

View glass over a slope

Water-fed poles reach about 40 feet from wherever we can stand, so second-story glass above a hillside is cleaned from the deck or the driveway. No ladder footing on a slope, no boots on the roof.

Oak film and sprinkler spots

Sticky pollen film needs agitation, not just water. Sprinkler spots on the lower panes are mineral deposits and come off with the pad; if they have etched, that is a glass restoration job, and we tell you which it is.

Skylights and clerestory windows

High fixed glass that no one has cleaned since the house was built. Poles reach most of it; the rest is done from the roof with fall protection, priced separately.

What is included and what is extra

Every exterior window job

  • Frames, sills and tracks brushed and rinsed
  • Window shampoo and walnut pad agitation
  • Boar’s hair brush with purified water
  • Final 0 TDS pure water rinse, no spots
  • Screens removed, rinsed and put back

Ask about

  • Interior glass on the same visit
  • Hard water stain removal and glass restoration
  • Skylights and roof-access glass
  • Solar panels with the same pure water system
  • Gutters, since we are already up there

How often, and when

Twice a year suits most Lafayette homes: once after the oak pollen settles in late spring, and once in fall before the rains. Homes under heavy oak canopy or next to a sprinklered lawn sometimes go to three. A morning slot is best in summer, before the glass is hot enough to dry the rinse too fast.

About the hard water spots

If the lower panes have a white haze that does not move with normal cleaning, the minerals have started to bond with the glass. Caught early, a restoration polish removes it. Left for years, the glass is etched and only replacement fixes it. We check and tell you which stage yours is at.

Sprinkler tip. Aim heads away from the house and run them before sunrise. Droplets that dry on glass in the afternoon sun are what create most of the hard water spotting we see in Lafayette.

Window cleaning in Lafayette: common questions

Can you reach the upper windows on a hillside home?

In most cases, yes, from the ground. Water-fed poles reach about 40 feet and carry pure water to the brush, so steep lots and second-story glass rarely need ladders.

Why do you not dry the glass with a squeegee?

The final rinse is water at about 0 TDS. With no minerals in it, the glass dries on its own without spots, and nothing touches it after the rinse.

Do you clean the inside too?

On request, yes. Interior glass is done by hand with a squeegee and microfiber, and it is cheapest when combined with the exterior visit.

What about screens and tracks?

Included. Screens come off and are rinsed, tracks are brushed and flushed, and everything goes back before we leave.

Will the sprinkler spots come off?

Fresh spots come off with the walnut pad. Spots that have been there for years may have etched the glass; we check and tell you whether cleaning or restoration is the right call.
